Cross Laminated Timber (CLT) pre-fabrication has revolutionized the construction industry and opens many possibilities for efficient, precise and sustainable construction. This innovative method has proven to be a breakthrough and is increasingly being used around the world in various construction projects. The CLT building material consists of sawn, dried, planed and strength-graded boards, which are glued together in a perpendicular direction. This bonding technology guarantees the stability of the panels and minimizes warping. CLT combines all the beneficial properties of wood, making it an outstanding choice for the construction industry

Advantages

Costs

Compared to brick-built structures with the same footprint, the usable space increases by 10% thanks to the thinner wall structure. Pre- orderable materials and optimized construction time minimize the risk of material cost volatility. Due to precise manufacturing processes, less waste is generated, which results in significant savings in waste management costs. The interior cladding can also be omitted if there's no need for a painted white wall surface. The CLT's natural wood surface creates a warm, pleasant atmosphere, thus saving additional partitioning, drywall installation, and painting costs unless the client requests these.

Time

Modern technologies such as 3D computer-aided design and CNC manufacturing enable the production of materials with millimeter precision. As a result, the materials arrive at the construction site in exact dimensions, optimizing the workflow and allowing for the rapid procurement of pre- planned orders, such as doors and windows. These advantages can lead to a three-month lead time in the ordering and delivery of doors and windows in today's market environment. Additionally, the use of dry construction technology reduces the impact of weather conditions, allowing structures to be built even in freezing conditions. A single-story building of approximately 100 m2 can be completed, including the installation of doors, windows, and roofing, in a closed state within 1-1.5 months from the start of the construction.

The typical construction time for a turnkey project is 3-4 months.

Energy Efficiency and Sustainability:

The chosen technology ensures that even with an external wall thickness of 30-35 cm, high thermal insulation values are achieved in the building. Thanks to the natural mass of the structure, it also has significant heat storage capacity, and due to the insulating properties of wood, the building does not overheat or cool down excessively. As a result, the temperature control only needs to focus on the internal air temperature, without any additional energy to cool or heat the building structure - unlike traditional brick structures.

Simplicity

This technology is easy to learn for professionals with basic construction knowledge and experience. With appropriate and detailed plans, no additional specialised skills are required during construction.

Environmentally friendly building material

The timber used for CLT panels comes from responsible and sustainable forestry practices. This timber retains the CO2 sequestered for the rest of its life cycle, so the building plays a significant role in maintaining the global CO2 balance. No hazardous or environmentally harmful waste is generated during the dismantling of the structure.

BRICK:

Brick construction technology has long been a proven method for creating buildings, offering numerous advantages and some disadvantages. Among the benefits, the durability and extended lifespan of bricks stand out, along with their resistance to weather challenges. Bricks possess excellent thermal insulation properties, helping to maintain the internal temperatures of structures and reduce heating and cooling costs. However, brick construction technology has its drawbacks. Construction may take more time as individual brick units need to be placed and secured one by one. Additionally, due to the weight of bricks, strong foundations and robust structural elements may be necessary. Traditional brick construction methods can be costlier due to their labor requirements compared to some modern alternative technologies.

STEEL:

The steel construction method comes with numerous advantages, including exceptional strength and durability, enabling the creation of high-load and resilient buildings. The lightweight and flexibility of the material allow for the construction of complex structures and rapid building processes. The quick assembly of prefabricated steel elements reduces construction time and costs. The flexible nature of steel allows for design modifications and future building expansions. The material's recyclability and sustainable properties support environmental conservation. However, challenges of steel include high thermal conductivity and the risk of corrosion, which can be managed with proper insulation and protection. Overall, the steel construction method offers extensive application due to its excellent load-bearing capacity and design flexibility, but costs and material-specific attributes should be taken into consideration.

The concept emphasizes materials that complement the surrounding landscape and fully utilize the panoramic views. In terms of construction technology, the use of CLT (Cross-Laminated Timber) is preferred, in line with the group's commitment to smart and sustainable building practices. CLT offers structural integrity comparable to steel or concrete and enables environmentally friendly and cost-effective construction solutions.
